The Project

The Dukes development transforms a challenging, split-site property into an integrated community promoting wellness through movement, nature, and social engagement. Located along Braker Lane in Austin, Texas, the project features two distinct parcels divided by Plaza Drive. The south site, positioned at a busy commercial intersection, hosts a vibrant mixed-use office building, senior living residences, and a central community hub. Across Plaza Drive, the north site creates a serene balance with childcare facilities, a community park, and the BiG Austin offices, fostering multiple levels of public engagement and programming.

The Methodology

The design navigates significant site constraints, including a 100-foot elevation change, a narrow 150-foot footprint, and a floodplain limiting development on the northern edge. These challenges inspired innovative planning, ensuring seamless connectivity between spaces while integrating natural features. A network of plazas, green spaces, and pathways encourages movement and social interaction, while thoughtful programming connects community services with residential amenities. The mixed-use nature of the south site energizes the busy corridor, while the park and childcare on the north side provide tranquility and engagement opportunities for families.

The Result

Dukes emerges as a harmonious, wellness-oriented community that fosters connection, accessibility, and nature integration. The site’s division into north and south zones provides an intentional balance between vibrant commercial activity and restorative community spaces. Senior residents, families, and local stakeholders benefit from this multi-layered design, which promotes health, movement, and meaningful social engagement. By transforming a complex site into an inclusive, integrated development, Dukes sets a new standard for connected and purposeful community living.
